To be fair and reasonable to property owners & future tenants, this is the general rental process.
1) Tenant Requirements:
- Prospective tenants are recommended to first view the rental property they are considering.
- Minimum required steady, and verifiable total income for all adult tenants is 2.5x total rent & fees; 3x or more is better.
- No evictions, car repossessions, violent or negative criminal background, or too many late payments, etc.

- Reasonably good credit history, showing you pay your bills, without excessive late payments.
- Generally, the minimum security deposit is equal to one month’s total rent & fees, unless otherwise noted.
- Should be able to show proof of being legal "permeant resident" or "citizen" of USA.
2) Apply Online (either before or after emailing documents, per item 3) below)
- Request a link to the application page, and I'll send an active link for the specific property.
- We do not charge an application fee , you just pay the reporting agency directly ($26.59± per person applying).
- All adult future residents must apply.
- Credit reporting agency does not process any reports until their fees are paid by applicants.
- Incomplete applications may or may not be processed or accepted
3) Email Documents (before or after applying)

- A legible copy of your driver's license, or other government-issued photo ID, for each applicant.
- Copies of last three to six months of the most recent pay-stubs.
- If you are self-employed, provide first and second page of last two prior years’ tax returns as proof of income.
- Optionally, you can in addition, provide 3+ most recent bank statements for information only.

- This form will be sent to your current landlord to complete the bottom portion.
- For properties that accept pets, if you have a pet, a picture of (all) your pet(s) for landlord approval.
- Pet acceptance is subject to Landlord’s sole discretion.
4) Approval process
- Once the above are completed, we will review the entire package and other applications for a decision.
In case of multiple applications, landlord may choose the best qualified applicant, regardless of time of application.
- Once approved, we notify you, and send you a lease for online e-signature, ASAP.
- After signing the lease, you must pay, by cashier's check, the following amounts, within 24 hours:
- First amount is for the amount of the Security Deposit,
- Second amount is for prorated rent for the balance of the month (plus following month if lease starts after the 15th of month), any other fees, plus a $125 admin fee for lease preparation.
- Upon full payment, we will:
- Have the lease signed,
- Send you an email with a link to download a copy of the fully signed lease, and
- Give you the entrance & mailbox keys, facility key FOB, and garage door opener remote, on the move-in date before 5:00 pm.

IN KEEPING WITH THE FEDERAL FAIR HOUSING ACT, 7 Day Realty does not make any representation regarding the community, neighborhood, area, district, or region, in which the property is located, or the inhabitants, safety, crime rate, etc. of these locations, or any related information. Applicants must do their own investigation before applying for any property.
GENERAL INFORMATION
- 7 DAY REALTY supports and complies with all federal, state, and local Fair Housing Laws.
- 7 DAY REALTY is the agent of the Owner and will be paid by the Owner, and does not represent the applicants.
- The reporting agency reports your credit, evictions, criminal background; and we may verify your employment, and current landlord references.
- 7 DAY REALTY must be able to verify all income sources, and reserves the right to disqualify applicants for failure to prove income, supply adequate documentation, and prove the ability to support rental payments.
- 7 DAY REALTY may terminate any agreement entered into in reliance of any misstatement made by applicant.
- Commercial vehicles are not permitted, or must be parked in designated spaces, if any, at properties we lease.
- Smoking is not permitted in any property leased by 7 DAY REALTY.
- The Security deposit is refundable only if and when the tenants move out of the property at the expiration of the lease term, unless claimed due to a breach of lease or damages.
- Key(s) to the property are available at 5:00 PM on the first day of the rental agreement after an executed lease is complete, and all monies are correctly paid.
- The property you are applying for comes in “AS-IS” condition, with all appliances in good working condition.
- You are expected to return the property in the same condition upon lease termination.
RENTAL REQUIREMENTS
- One year of verifiable residence history from a third-party landlord, with good reference.
- Any of the following may require additional security deposit, or result in denial of application:
- No residency by a third party landlord, unless you own your current residence.
- Any number of “three-day notices”, "late payments", “returned checks” or "insufficient funds".
- Rental history reflecting any unpaid past due rent, or fees.
- Rental history showing property damage, whether paid in full or not.
- Rental history with disturbance complaints.
- Excessive negative items on credit reports, or insufficient credit history.
- Any collection, or unpaid balance to a property manager or landlord.
- Unlawful detainer action or eviction.
- Co-signers are accepted at the landlord’s discretion only, and must meet all requirements of a tenant.
- Following breeds, or their mixed breeds, or breeds that resemble these breeds, or any pet that ever acts (or has acted) aggressive toward others (people or pets) are not permitted on the PROPERTY including: Akitas, American Bulldogs, Beaucerons, Belgian Malinois, Caucasian Mountain Dogs, Chow Chows, Doberman Pinschers, German Shepherds, Great Danes, Keeshonds, Malamutes, Mastiffs, Pit Bulls, Rhodesian Ridgebacks, Rottweilers, Staffordshire Terriers and Wolf hybrids, pigs, snakes, farm or any other animals.
VIOLATION OF THIS PROVISION SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND THE RELATED DOCUMENTS AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY, AND FORFEITING THE TENANT’S SECURITY DEPOSIT.
- If you have been convicted of a felony; or, any criminal conviction related to drugs, sexual, assault, murder, theft, arson or any violence, it may result in denial.
- Landlord or his agent will approve the best qualified applicant for any property, regardless of application date/time.
INCOME REQUIREMENTS
- Monthly combined income must equal minimum of 2.5 times the monthly rent, 3 x or more is better;
otherwise, application may be denied; or, additional deposits, guarantor or qualified roommate may be required.
- Some form of verifiable current income will be required for retired applicants.
- Self-employed applicants will require proof of income from 2 years of tax returns, and last 3 months of bank statements.
CRITERIA FOR TENANCY
- Due to rental market conditions, we will only hold the property you apply for off the rental market when you sign a lease and provide the security deposit and initial rent. Otherwise, we may rent the home you applied for to someone else, and your application fee, if any, is non-refundable.
- All future payments (rent/deposits) must be made online. We do not accept cash, checks, money orders, etc. for future payments.
- The PROPERTY shall be occupied only by those adults whose signatures appear on the rental / lease agreement and their minor children. Provisions of Florida Statutes Chapter 810 apply to all others, and are enforced.
